Proposal for 16 townhouses on South Chestnut in Ambler officially going before planning commission on May 27th

Following a March 25th meeting of the Borough of Ambler’s planning commission, AroundAmbler.com reported on the commission’s review of a sketch plan concept for 16 stacked townhomes and 46 parking places (which includes one-car garages) for 220 South Chestnut Street in Ambler. That meeting involved a sketch plan, an informal presentation where a property owner or developer seeks feedback.

On the agenda for Monday, May 27th, is an official application that seeks the planning commission to make a recommendation on the proposed townhouses to the borough council, which would make the final determination.


The property is currently home to a warehouse, which has been used in recent years as a baseball training facility. The zoning is office campus with a redevelopment overlay. According to public documents, residential use is prohibited within the office campus district. Residences are only permitted if the property qualifies for transit-oriented development under the redevelopment overlay. However, the property is not large enough to qualify. The applicant is proposing that the borough council amend the zoning code.

Within the application is a letter from the property owner’s attorney that addresses the questions that were raised in the original planning commission meeting. This includes sidewalks, stormwater management, parking, garage placement, access, mixed-use, price point, affordability, density, target market/impact on schools, and grading. One thing to note is that in the application, the property owner shares that there is no immediate plan to move forward if the proposal is approved.

The meeting will be held on May 27th at 7:00 p.m. at the Ambler Borough Hall.
