Zoning relief sought in Upper Dublin to allow a water treatment facility in a residential area district

On the November 24th agenda for the Upper Dublin Zoning Hearing Board is an application from Ambler Borough that seeks zoning relief to allow a water treatment facility at 1116 East Butler Pike in Ambler (Upper Dublin Township).

The zoning relief is needed because the property is located in a residential zoning district. The property is zoned MD- Multi Dwelling and is included within the Floodplain Conservation District. The property owner is the Butler Pike Condo Association that operates the Butler Pike Condominiums.

The main request is for a special exception to allow a public utility facility in a residential district. In addition, variances are sought that involve setbacks.

According to the application, the property has an existing public water supply well building. The Borough of Ambler is seeking a special exception to expand this use to include a new well building and water treatment systems for PFAS and manganese. The application further states that the new facility will provide high-quality drinking water to the community and meet current regulations.

Ambler’s water system serves Ambler Borough and portions of Lower Gwynedd, Upper Dublin, Whitemarsh, and Whitpain.
