On the April 28th agenda for the Lower Gwynedd Board of Supervisors are four items involving land use in the township.
The first is the consideration of the approval for a conditional use application involving the redevelopment of Spring House Nursery and surrounding properties, with 48 townhouses. The proposed development is named Gwynedd Point. The process thus far was described in supporting documents as follows:
The BOS held a public hearing on March 24th, 2026, to consider the conditional use application submitted by Mr. Penna proposing the residential redevelopment of the Spring House Nursery
and adjacent properties within the triangular area bound by Cedar Hill Road and Bethlehem Pike.
The proposal includes a 48-unit townhouse community with stormwater management, green
space, pedestrian improvements, and a realignment of the Cedar Hill Road and Bethlehem Pike
intersection.

The second item is a presentation on revisions to 1512 and 1524 Cedar Hill Road, which involves a four-lot subdivision. There is also consideration of a resolution that would grant approval. Details on this proposed subdivision can be found starting on page 13.
The third item is a presentation on an amendment to the 1616 School House Road subdivision plan that would allow additional tree disturbance on the new lot at 1622 Gypsy Hill Road. Details on this amendment can be found starting on page 37.
The supervisors will then review the Zoning Hearing Board applications scheduled for hearings on May 14th. In a memorandum from the assistant township manager included with the agenda, it is stated that, “This review will provide the BOS with an opportunity to become familiar with the details of each application, consider any potential impacts on the community, and discuss whether any formal response or involvement is warranted.” The agenda for the zoning hearings are not yet available in the township’s website.
