Two drive-thrus on agenda for Whitpain Township’s zoning hearing board on October 16th

There are two drive-thrus on the agenda for the October 16th meeting of Whitpain Township’s zoning hearing board. Both are in the Broad Axe neighborhood.

The first involves a drive-thru that was previously granted zoning relief in August 2023. The relief granted allowed a drive-thru at the former Citizens Bank endcap unit of the Broad Axe Corner shopping center at 48 West Skippack Pike in Ambler (Whitpain Township). The property owner, 28 Skippack Pike, LLC, is seeking a year extension on the approval. The previous approval only applies to a bank use. You can view this application here.

The second is a controversial application that seeks to redevelop the corner property at Skippack and Buttler pikes (1 and 11 Skippack Pike) in Blue Bell (Whitpain Township) with a restaurant that would include a drive-thru. The applicant is MLG Property Group, LLC, which is acting as an agent for Azure RE Holdings, LLC and Silver Maple RE Holdings, LLC. You can view the application here.

This application has met opposition from neighbors who are concerned about traffic congestion, pedestrian safety, and cut-through traffic. The opposition has a website, which outlines all of its concerns.

This issue was previously before the zoning hearing board on August 21st and September 18th and was continued to the October 16th hearing.

The hearing is scheduled for October 16th at 7:00 p.m. at the township building.
