The owner of Bluestone Country Club, BSK Meadows, LP, has submitted a conditional use application (view) to Whitpain Township that seeks to redevelop the country club property into a residential community. The application outlines a plan for 104 single-family detached homes within the township’s Residential 1 zoning district and 38 townhomes within the R-B3 district. The country club’s clubhouse and event space would remain. The homes would be constructed on what is now the golf course.
The almost 130-acre property was purchased for $4,797,000 in 2016 by BSK Meadows, which is an entity associated with Jenkintown-based developer Bruce Goodman. The property was previously Meadowlands Country Club, which was founded in 1949.
The need for conditional use approval is triggered by zoning requirements involving cluster subdivisions with “lots containing single-family detached dwellings” and the density of the proposed townhouses.
In a note from the township’s supervisors posted with the application on the township’s website, it was stated that the applicant also submitted a waiver that pauses the legal timeline the township must follow to review and consider the application. It is up to the applicant to terminate that pause. The note also describes the potential development as the largest in the township since Blue Bell Country Club was proposed about 30 years ago.
If and when the pause is ended, the application will be reviewed by the township’s planning commission, which has the opportunity to make a recommendation to the board of supervisors, which makes the final determination on whether to grant or deny the conditional use. The hearing before the board of supervisors must take place within 60 days of the application being activated.
