Bruce Goodman, owner of Bluestone County Club, sent a note to the club’s members about the conditional use application that was recently submitted to Whitpain Township, which outlines a plan to redevelop the property into a residential community. The application calls for 104 single-family detached homes within the township’s Residential 1 zoning district and 38 townhomes within the R-B3 district. The country club’s clubhouse and event space would remain. The homes would be constructed on what is now the golf course. AroundAmbler.com first reported on this application on August 19th.
When filing the application, Goodman also submitted a waiver that pauses the legal timeline the township must follow to review and consider the application. It is up to the applicant to terminate that pause. So, as of now, nothing is being reviewed or considered for approval.
In the note to members obtained by AroundAmbler.com, Goodman stressed, “We have absolutely no intention at this time of pursuing this application.”
Goodman explained that the application was submitted “to protect the property and our property rights.” Goodman outlined how Whitpain Township rezoned four privately owned properties a few years ago, including Bluestone, from Park & Recreation to allow residential development. Goodman noted that the club did not “request or initiate” the zoning change.
Goodman said a former member of the club, whom he did not name, had expressed “his intention to prevent the property from ever being developed” and a “willingness to spend significant resources toward that effort.” Goodman went on to say that the intent of the application was to protect the rights that currently exist with the property under its current zoning and is committed to continuing to operating the club.
