During its December 9, 2025, meeting, the Lower Gwynedd Township Board of Supervisors voted unanimously to adopt a map and text amendment that will provide the opportunity for Ambler Yards to seek approval for a 43-unit apartment building and self-storage facility on the mixed-use campus. The township and the Montgomery County planning commissions recommended its adoption.
Now that the zoning is in place, the owners of Ambelr Yards will need to seek conditional use approvals for the apartments and self-storage facility and go through the land development process to move forward with those projects.
The proposed three-story apartment building would replace homes that have been converted into offices at the corner of North Spring Garden Street and West Francis Avenue.
The storage facility would be located in a more central location on the campus and will be three stories and 84,000 square feet.
Several residents spoke against the amendment, raising concerns about the impact on the adjacent neighborhood, traffic, the lack of sidewalks, pedestrian safety, earth disturbance (the property previously was a chemical plant), parking, and increased truck activity associated with the storage facility.
