Federation Housing breaks ground on senior living community in Blue Bell

Federation Housing, a non-profit that provides affordable housing communities and services that empower low-and moderate-income seniors to live independently, on July 10th joined with leaders from the Pennsylvania Housing Finance Agency, Montgomery County, and Whitpain Township, and community supporters to celebrate the groundbreaking of its newest senior community called Shoshanna’s Way.

The 56-unit community at 953 Penllyn Blue Bell Pike in Blue Bell (Whitpain Township) will provide housing for individuals who meet low-income housing requirements, allowing older adults to remain close to family, friends, and neighborhood staples without fear of being priced out of their community.

“Our region faces a growing demand for affordable housing, especially as more older adults struggle with the rising costs of aging in place,” said Eric D. Naftulin, executive vice president of Federation Housing. “Our mission is to expand access to quality, affordable housing, ensuring more individuals and families have the opportunity to live in the communities they call home.”

The three-acre community will include a two-story design that maintains a minimal height and size with respect to the surrounding neighborhood homes and businesses, providing maximum green space. Financing for this important development project is provided by the Pennsylvania Housing Finance Agency, Montgomery County, TD, the Richman Group, Community Lenders CDC, donor Carole Landis, and Federation Housing, Inc.

Naftulin was joined by several speakers, including Whitpain Township officials, TD, project donors and community and organization members.

“Today marks more than the start of a construction project—it marks the beginning of a new home, a new community, and a new chapter for many older adults who will one day live here,” said Carole Landis, development project donor. “As we turn the first shovel of soil today, we are laying the foundation for a community built on respect, compassion, and opportunity. We are investing in a future where our seniors can age with dignity and continue to thrive.”

Prior to submitting plans to the township for approval, Federation Housing met with nearby neighbors to discuss the community and incorporate their feedback into the planning process.

“Whitpain Township is pleased to have supported this project, which will provide quality, affordable housing to senior citizens in our local area,” said Whitpain Township Board of Supervisors Chairman Scott Badami. “Indeed, Federation is re-purposing a plot of land in need of improvement to better use the space and do it for a worthy purpose.”
